PROGRAM: Major renovation of a circa 1922 industrial building for use as a factory and accessory office suite for The Specialists, a movie prop manufacturer.

OVERVIEW: The main working area of the old building is now a state of the art factory with double high glass block windows, a dynamic reception area and bustling workshops where props of various types are designed and fabricated for use in feature films and television. Mapping out how one gets from here to there within this 30,000 sq. ft. facility was a key design challenge. Circulation within the office suite, within the factory areas and between the two zones were carefully studied during the planning phases and the resulting efficient layout reflects this analysis. Vehicular and pedestrian ramps were fitted into the loading dock area and specialized mechanical systems handle the industrial exhaust and air supply requirements of the factory.
